The market answers in the first ten days. A house priced right gets showings and a house priced on hope gets silence, and by week three the silence is expensive because buyers start asking what is wrong with it.
The photos are the showing
Almost nobody drives to a house they did not already like on their phone. Bad photography does not lower your price by a little. It removes buyers from the pool entirely, and you never find out they existed.
The first two weeks are most of the sale
Every buyer waiting for a home like yours sees it in the first week. After that you are only reaching new buyers as they enter the market, which is a much slower trickle.
Overpricing to leave negotiating room backfires
It does not attract a lower offer. It attracts no offer, because the buyer who would have paid your real number never looked.

Straight answers about selling
How do I know what my Metro Detroit home is actually worth?
From what comparable homes near you actually closed for in the last ninety days, adjusted for condition, layout and lot. That is a different number than an automated estimate, which has never been inside your house. We put ours in writing and show our work, so you can disagree with the parts you think are wrong.
How long does it take to sell a house in Metro Detroit?
It depends far more on price and presentation than on the market. A correctly priced home with good photography usually sees real showing activity in the first two weeks. A home priced above where buyers are transacting can sit for months and then come off the market unsold, which is the single most common story we hear.
What does Pretty Home Realty charge to sell a home?
Commission is negotiable and we walk through the real numbers with you before you sign anything. We do not quote a rate over the phone before seeing the home, because the plan for a 350,000 dollar ranch and a 750,000 dollar colonial are not the same plan.
Should I make repairs before listing?
Some of them. A short, specific punch list usually returns more than it costs, and most of what sellers want to spend money on does not. Part of the walkthrough is telling you what to skip, which saves people more money than anything else we do.
Can you help me sell and buy at the same time?
Yes, and most of our clients do exactly that. Two closings have to line up, and that timing is where most moves go wrong. We run both sides so it is one plan instead of two agents guessing at each other.
