The uncomfortable part
There are only five reasons a home doesn't sell
Your last agent may have told you it was the market, or interest rates, or buyers being picky. Shawn has been licensed in Michigan since 2000, and in our experience it is almost always one of these five. Most expired listings have two or three of them overlapping, not just one. The evidence is sitting in your own listing data.
Showings dropped off fast after the first couple of weeks. You had visitors but no offers. The price sat above what similar nearby homes were actually closing at, even if it was close to what your neighbor got a year ago.
Few online views. A small set of photos, no video, no 3D tour. One open house, or none. The home was not marketed, it was placed on the MLS and left there.
Buyers toured once and never called back. The feedback said dated, or needs work, or there was no feedback at all because nobody collected any. Usually fixable without a renovation.
You had to chase your agent for updates. You still do not know how many showings happened or what buyers actually said. This is the most preventable one on the list.
The home launched at a slow time of year with no plan to adjust, and no price change was made until it was already too late to matter. The listing went up and then nothing changed.

One thing we won't do: give you an exact price over the phone. Two kinds of people will, and both are telling you what they need you to hear. An investor guesses low, because they want to buy it. An agent guesses high, because they want to list it, and that second one may be exactly what happened to you the first time. A flattering number in your kitchen is how a listing agreement gets signed. It isn't how a house gets sold.

What is an expired listing?
An expired listing is a home that was on the market under a listing agreement that ran out before the home sold. The agreement ends, the listing comes off the MLS, and the owner is free to relist with any agent. Most Metro Detroit listing agreements run three to six months.
Why do homes fail to sell in Metro Detroit?
In almost every case it is one of five things: the price was above what buyers in that range would pay, the marketing did not bring enough qualified showings, something about the condition turned buyers off once they walked in, or the home was too hard to show. A diagnostic reads the showing history and the comps that sold while you waited, and tells you which one it was.
Can I relist my home right after my listing expires?
Yes. Once a listing agreement expires or is cancelled you can list with a new agent immediately. Many sellers do exactly that, usually with a corrected price and a different marketing plan.
Am I locked into a long contract with Pretty Home Realty?
No. We use an Easy Exit listing agreement. If we are not doing what we promised, you can cancel. You get the terms in writing before you sign anything, so there are no surprises later.
What does Pretty Home Realty charge to sell my home?
Commission is negotiable and we walk through the real numbers with you before you sign anything. We do not quote a rate over the phone before seeing the home, because the plan for a 350,000 dollar ranch and a 750,000 dollar colonial are not the same plan.
