It cannot see the kitchen you redid, the roof you replaced, or the water in the basement. On an individual home the gap is routinely tens of thousands of dollars, in either direction, and you do not find out which until it is expensive.

Neighbors quote list prices, not sale prices

What the house down the street asked for and what it closed for are two different numbers, and only one of them is real. The other one is why a lot of homes sit.

Your competition is what is active, not what sold

Sold comparables tell you what buyers paid. Active listings tell you what buyers are choosing between this weekend. You need both, and most valuations only show you one.

Why is my Zestimate different from your number?

Because an automated estimate has never been inside your house. It cannot see that the kitchen was redone in 2023, or that the basement takes water, or that your lot backs to a service drive. It averages public records and recent sales in a radius. That is a starting point, not a valuation, and the gap on an individual home is routinely tens of thousands of dollars in either direction.

How do you calculate the value?

We start with homes near you that actually closed in roughly the last ninety days, similar in size, age, style and condition. Then we adjust for the real differences: your finished basement, their new roof, your smaller lot. Then we look at what is currently active and pending nearby, because that is your competition, not your comparison. You get the comparables and the adjustments in writing so you can argue with the parts you think are wrong.

Is this really free, and what is the catch?

It is free and there is no catch. Some of the people who get one of these end up hiring us, and that math works fine for us. The rest sell it themselves, or wait, or hire somebody else, and remember who told them the truth. We will take that trade every time.

Will you call me and try to list my house?

We will send the valuation. We will not call unless you ask us to. If you want to talk it through, the report tells you exactly how to reach us, and you are in charge of whether that happens.

Can you give me a number over the phone?

What if I am not selling for another year or two?

Then this is the best time to get one. Knowing your number a year out is what lets you decide which repairs are worth doing, whether to refinance, and when to move. Nothing about this requires you to do anything afterward.
