How Should You Respond to a Lowball Offer on Your Home?

Apr 16, 2025 · Shawn Calhoun

Learning to handle lowball offers strategically can help sellers maximize their home sale potential. The current market environment in 2025 presents unique challenges, with home prices remaining elevated and interest rates around 7%.

Strategy 1: Recheck the Market Comps

Before reacting emotionally, verify whether an offer is truly low. Housing markets shift rapidly, and property values can change significantly within weeks. Some analysts anticipate a 5% price increase this spring. Sellers should research recent sales of comparable properties in their area and inquire how the buyer's agent arrived at their figures. As noted, "Rechecking comparable sales in your area can help determine if an offer is truly low." Presenting stronger market data may encourage adjustment without extensive negotiation.

Strategy 2: (Almost) Always Counteroffer

After confirming your home's value, responding with a counteroffer typically makes sense. Many buyers test initial low offers to explore negotiation possibilities. Counteroffers maintain dialogue and inch both parties toward agreement. Only dismiss this approach if the buyer demonstrates lack of seriousness through refusal to negotiate.

Strategy 3: Find Middle Ground with Better Terms

Price remains just one negotiable element. Low offers sometimes reflect cash constraints rather than opportunistic tactics. Consider alternative terms, shorter inspection periods, rent-back arrangements, or reduced contingencies, instead of immediate price reductions. Covering closing costs or buying down interest rates can bridge gaps without compromising bottom-line objectives.
